Wilks Development Welcomes Three New Retail Tenants at Firefly Park
Leasing momentum continues as phase-one retail surpasses 40% ahead of Fall 2027 debut.
FRISCO, TX [April 20, 2026] – Wilks Development announced today that Frenchie, Woodhouse Spa, and Second Rodeo Brewing will join TYLER’S at the Shops at Firefly Park, bringing the project’s phase-one retail to 41% leased—totaling nearly 46,000 SF—with an additional 29% under LOI and lease agreements. Kobalt Investment Company represented Wilks Development in the transactions.
Frenchie, a concept from Travis Street Hospitality by renowned restaurateur Stephan Courseau and his partner, Daniele Garcia, will open its second location at Firefly Park. Known for its all-day approach to French-American dining, the eatery blends timeless comfort with casual sophistication—from morning croissants and crêpes to midday quiche, tartare, and salade Parisienne, and evening classics like poulet rôti, steak frites, and profiteroles.

Woodhouse Spa, a premier luxury spa brand with more than 90 locations across 25 states, will bring its signature resort-style wellness experience to Firefly Park. Offerings include personalized spa treatments, advanced facials, full-body therapies, sleep-focused services, and nail care.

Second Rodeo will also debut its second North Texas location at Firefly Park. The concept, created by Jason Boso of Brain Storm Shelter—the hospitality group behind Truck Yard—is a brewery and bar garden known for its laid-back atmosphere, free live music, and approachable menu.
“Second Rodeo Brewing has always been about more than cold beer and good food—it’s about creating a place where the outlaw spirit is alive and the live music never stops,” said owner Jason Boso. “Frisco is growing quickly and deserves a destination that grows with it, making Firefly Park a natural fit. We built Second Rodeo as a full experience, with house-brewed beer, strong cocktails, great food, and live music every day—all coming together to create a place people want to stay awhile.”
All three tenants are scheduled to open in Fall 2027 alongside Firefly Park’s first phase, which will include retail, residential, office, and hotel components.

Upon full buildout, Firefly Park will feature 4 million square feet of Class A office space, 400,000 square feet of retail, dining, and entertainment, 1,200 hotel rooms, 230 townhomes, and 1,970 residential units.
At its center is a 45-acre signature park and open space featuring a chain of ponds, an illuminated outdoor art walk, miles of hiking and biking trails, and year-round programmed gathering spaces.
